Declaration of Emergency Directive 025 was signed by Nevada Governor Steve Sisolak on June 25, 2020.  

The directive enables landlords with commercial tenancies and mortgages to charge late fees, begin lockouts, and start eviction actions for non-payment of rent or foreclosure proceedings beginning July 1^st.    Transient lodgings, such as hotels, may begin their removal proceedings on June 25, 2020.  “At will” tenants with no lease can be evicted starting August 1^st.  Governor Sisolak stated, “It is just as imperative today as it was when I signed the original directive to allow Nevadans to stay home and stay safe as much as possible, which also providing clarity and a timeline in which rental obligations must be met.”

Residential evictions and foreclosures may proceed on September 1^st, but may not charge late fees or penalties for non-payment of mortgage or rent retroactively.  The directive further enables residential summary evictions and unlawful detainers before September 1^st for specific causes other than non-payment of rent, such as holdover tenants, unlawful business, violations of controlled substance laws and violations of lease conditions.
